The Shippon and The Apple Barn contain comprehensive files to give you everything are likely to know during your stay here (and we are always on hand to help!)

Below we have compiled the most important pointers to help in advance of your stay with us, but again, do call or e mail us if you feel we can assist further.


We very much welcome families and can accommodate babies and toddlers well in our cottages. We don't however have stair gates and there are some level changes throughout the properties. If you need more information, please ask or refer to our Access statements.  Please let us know if you require a cot or highchair as there is.

Changeover & Check In Arrangements

We kindly request that you vacate your room or cottage by 10 a.m. on morning of departure. Our lovely team of cleaners will be on site to commence work at that time.

Check in is available from 4 p.m. Clearly, this allows us time to service your accommodation and have it looking lovely for you! We do our utmost to accommodate early or late check ins as much as logistics allow – please enquire to see if we can assist.

We do operate a lockbox system to offer flexibility (see below) around check-ins and to suit any plans you may have. Ordinarily, however, we aim to be at home to greet all our guests where possible and ensure that you are happily settled in your accommodation.

Day Guests

Whilst we have maximum occupancy numbers in our accommodation, in order to satisfy insurance and other requirements, we do understand guests may have friends or family who wish to visit them whilst with us. Please discuss your wishes with us and we happily help. The main thing for us is that we know who is on the farm in order to comply with our insurance and fire regulations requirements.

From 2018, we will accept one well-behaved dog per cottage (no other pets please). In order to keep our accommodation in good order, respect other guests' dogs which may be on site and look after our livestock, we ask that guests adhere to strict "doggie rules", as below. We also levy a £50 dog charge (per stay, per dog).


- On arrival please keep your dog(s) in your vehicle until you have unpacked and settled in. We will let you know on arrival where the free run facilities are to allow your dog a “comfort break”!

- We have several free range chickens/ducks/goose, plus a flock of sheep. If your dog(s) have any problems with our animals, you must notify us prior to booking and we may ask you not to bring them.

- You must keep your dog(s) on a lead outside at all times, other than in the designated free-run field (which may not be fenced). Our garden is not and cannot be completely fenced and therefore we cannot ensure that your dog cannot access livestock in adjacent fields if off a lead.

- Dogs are not allowed in the bedrooms, upstairs or on any carpeted areas, and we ask that they do not go on the soft furnishings, sofas etc. With careful closure of doors, this is achievable. We will have to levy an extra cleaning charge if it is clear that these rules have not been followed.

- You must let us know in advance if you’re intending on bringing your dog(s). All dogs must be booked in by prior agreement. Any dogs that have not been booked in may not be allowed to stay and you will need to book them into a local kennel.

- Your dog(s) must not be left alone at any time in the property.

- We ask that you bring everything you need to make your dog comfortable. We ask that dogs be crated at night, crate to be provided by yourselves.

- When you bring a muddy dog back from a walk, please clean them off using the outside tap attached to the Apple Barn decking. Please use your own dog towels and under no circumstances use the property’s bathroom or tea towels.

- When you take your dogs for a walk, please pick up after your dog(s) including in our fields, as these are open to all guests and dog faeces do present a health risk to sheep/cattle. Please dispose of poo bags in the outside poo-bin, whatever the weather.

- Please give the cottage a basic clean, and remove as much of the dog hair as possible; if properties require serious additional cleaning we will have to charge a fee to cover the cost.

Hot Tub

Our cottage DO NOT have use of our private gardens, trampoline or hottub.

Linens & Towels

We include bathroom towels and all our beds are fully made up on arrival. We kindly request that no towels are taken off the premises (beach towels are NOT provided and you will need to bring these if required.) In the Apple Barn and Shippon, we service your accommodation either weekly, or at the end of your stay, whichever is the sooner.

Local Services

If you require any assistance or suggestions for where to go, what to do, places to eat or indeed anything else in connection with your stay, just let us know and we will gladly help. We do recommend that taxi reservations and table bookings are made in advance in the peak season and in order to avoid disappointment. Taxi numbers for our three local taxi firms are as per Taxis note below. Whilst we have no connection with any firm; we will happily make a reservation on your behalf if this makes things easier for you. Just shout!
Our closest supermarket and cash dispenser is Tesco, Axminster (1 mile away) near the centre of town. For other services during your stay and a wider selection of local shops, services and supermarkets, a comprehensive list is provided in your information pack.

Lockbox Arrangements

We send you the appropriate lockbox code a few days before as standard (see Changeover & Check In Arrangements) but do prefer to check you in personally, since it gives us opportunity to show you how everything works and make sure you get the most out of your stay.

No Smoking

We do not allow smoking of any kind inside the cottages or rooms.

We have a large parking yard, which is on the left as you reach the top of our farm drive. We kindly ask that you observe your designated spaces, so as to make it easy for others to manoeuvre.

Parking for the Shippon is at the top of the drive on the right (2 cars), and there is parking for the Apple Barn (3 cars) in front of our garage. Please under no circumstances try to drive cars into our internal courtyard.

Potable Water

We are fortunate enough to have our own supply of spring water which is of good quality. Whilst previous farming generations have managed well from this for years, we have comprehensively upgraded our supply to both treat the water and achieve mains pressure throughout the farmstead. The water is quite safe to drink and, we think, tastes wholly better than the local “corporation pop”!

In accordance with local practice, we have a bin system for your use. We provide a food composting bin (grey caddy under sink, larger blue bin outside) for disposal into the council collection. We also have several compost heaps of our own and we welcome the addition of uncooked vegetable, plant or fruit waste to these. A series of small bins/tubs for all other recycling is provided for your use.

Recycling services are limited along our lanes, so we kindly ask that recycle as carefully as possible and ask if you need more receptacles for waste! Our general black waste bin collection is taken only every THREE WEEKS, so please work on the basis that almost EVERYTHING is recyclable! If your bins get full, disposal points are at the bottom of the drive. Thank you for your assistance.

Sewage Treatment Plant

Part of the renovation of Wyke Farm was the installation of our own sewage treatment plant. We have to take great care with what goes into the plant and therefore, wherever possible, we use environmentally sympathetic cleaning products and ask that all our guests respectfully do the same. Only human waste and loo paper in the toilets please! Items which cause great problems for our tank are:

  • Sanitary items(tampons, towels, condoms): we provide sanitary disposal bags for your use
  • Nappies, wet wipes, moist toilet tissues: these not also cause tank problems but they block our soil pipes! Please dispose of these items using our disposal bags or your own nappy bags and place in general waste bin.
  • Chemical baby bottle sterilisers: these chemicals act like bleach, so please use only electric or microwave versions only please.

Supermarket Deliveries

We are accustomed to accepting deliveries from the major supermarkets. We ask that deliveries not be booked before 4 pm on day of arrival and thereafter, not until 6 pm if you will not be here to accept the delivery. Thereafter, if you ask, we will gladly help unload your shop for you if you are running late. Please ask well in advance if you require us to help!

Terms & Conditions

A more detailed set of terms and conditions will be provided upon reserving either of the cottages and we ask that you confirm acceptance of these. These are based on a common sense approach to our dealings with all our lovely guests!

We provide free WiFi throughout the farm, and generally our connectivity is good considering we are in Devon! We have a series of plug-in boosters throughout the building, which generally provide a good service. However, it will NOT compare to central London connectivity! And, of course, if everyone wants to watch ther own personal movie online at any one point, this may be a step too far!

Our cottages have (in addition to their central heating!) a lovely woodburner, perfect for curling up on those crisp Winter nights.  Full instructions for use are included in our information pack and we include a basket of firelighters, kindling and logs to get you started. Please only let a responsible adult light and manage the use of the woodburners.  No coal or other non-wood items please! We ask for a small contribution on an honesty basis for any subsequent logs you may use. Our newly planted woodland is still a few years off supplying us, but we are well on our way.

We very much welcome walkers, cyclists and will happily secure your bike for you overnight and help with drying wet weather gear should you wish. Just ask!

Your Welcome Pack

You will find the following:

Ecover or similar multisurface cleaner
Ecover or similar bathroom cleaner
Ecover or similar dishwasher tablets (2 per dishwasher to get you started)
Ecover or similar non-biological washing powder (sufficient for one wash)
One loo roll per toilet
Handwash dispenser per bath/shower room
2 composting bin liners
2 black bin liners
Small pots of nice smellies in your bath/shower room!

We also provide a welcome pack so that you can kick your shoes off and enjoy a "cuppa" on arrival!
